Fix the Slab, Then Coat It
Concrete crack & floor repair is the step that decides how a coated floor looks and how long it lasts. A coating rolled over an open crack will show the line. A coating over a scaled, soft surface will only hold as well as that weak top layer. In Bend we see three main kinds of damage on interior slabs: shrinkage cracks, chipped control joints, and surfaces weakened by deicer brine near the garage door.
Cracks
Most slabs crack. Concrete shrinks as it cures, and control joints are cut to guide where that happens. Cracks still wander off the joints. Thin, stable cracks get routed open and filled with a rigid epoxy or polyurea filler, then ground flush. Wider cracks, or cracks with one side higher than the other, can point to settlement or soil movement. Those need a closer look, and we tell you if the problem is something a floor coating should not cover up.
Spalls, pits and chipped joints
Edges of control joints chip under tires and dropped tools. Pits form where aggregate pops out of the surface. We cut back loose material, fill with a repair mortar or resin, and grind it level with the floor. If you want the joints to disappear under the coating, we can fill them flush. If you want them to stay as joints, we keep them open and coat into them.
Deicer damage near the door
The City of Bend applies magnesium chloride to streets before icy weather. A 2008 study by Michigan Tech researchers for the South Dakota Department of Transportation found that magnesium and calcium chloride react with cement paste and cause cracking, higher permeability and lost strength. In a garage, that shows up as a soft, dusty or flaking surface in the first few feet inside the door and under parked tires. We grind through the weakened layer and rebuild the surface with a resin or polymer repair material where needed, so the coating bonds to sound concrete.
Signs a slab needs repair before coating
- Cracks you can catch a fingernail on
- Chipped or crumbling control joint edges
- Flaking, scaling or soft spots near the garage door
- Low spots where water sits after you hose the floor
- Uneven slab sections at cracks
- Old patches that have loosened
What repair cannot fix
A coating and patch will not stop water pushing up through a slab, a crack that keeps opening, or a heaving section. In those cases we tell you what we see and suggest the right kind of specialist before you spend money on a floor.

Concrete Crack & Floor Repair Questions
How much does it cost to repair cracks before coating?
HomeAdvisor and This Old House both put patching cracks and chips on an older floor at about $25 to $250. Resurfacing badly damaged concrete costs more; This Old House lists $3 to $5 per square foot. Repairs show up as line items on your written estimate.
Will cracks come back through the coating?
Stable cracks that are filled and ground flush usually stay hidden. A crack that is still moving can come back through any rigid coating, which is why we check for movement before filling.
Can you repair a flaking garage floor?
Yes. We grind off the weakened surface, rebuild low or pitted areas, and then coat the floor so brine cannot soak in again.
Do you do repairs without a coating?
Our repair work is done as part of a coating job, since a sealed floor is what keeps the repair protected.
