Coating Floors in a Resort Community
Our epoxy flooring jobs in Sunriver look different from the ones in Bend, even though the two are only about 15 miles apart. Sunriver is a 3,300-acre planned community on the east bank of the Deschutes River. Developers John Gray and Donald McCallum built the first condominiums in 1968 and started selling lots in 1969. Many homes belong to owners who live elsewhere and come down for ski season or summer.
Snow, and a lot more of it
Sunriver sits at about 4,170 feet and averages 53.7 inches of snow a year, more than double Bend's average. The record low is minus 27 degrees. That means more snowmelt dripping off cars, skis and boots, and more time with a wet garage floor. Bare concrete soaks that water up and starts to scale. A sealed floor keeps it on top.
For Sunriver garages we usually suggest:
- A full-broadcast flake floor for texture and grip on wet days
- A polyaspartic topcoat that resists moisture and wipes clean
- A slight slope check at the door so meltwater heads outside
- A rubber mat or tray zone for ski boots and wet gear
Working around the owner's calendar
When the house is a second home, the timing matters as much as the coating. Garages in vacation homes often hold kayaks, bikes, a golf cart and stored furniture. All of that has to move. We work with owners or property managers to set a date when the house is empty, and we confirm the floor is cured before the next guests or renters arrive. If you rent the house out, tell us your booking calendar at the estimate so we can fit the job between stays.
Community rules
Sunriver has its own owners' association, and its rules and regulations govern the look and feel of the community. A garage floor coating is interior work. If your project also touches the outside of the house, like a new garage door or exterior changes, check with the association first. We can write up a scope that covers only the floor.
A floor with history under it
Sunriver was built on the site of Camp Abbot, a World War II training camp for Army combat engineers. The camp opened in 1942 and was mostly torn down by June 1944. Its Officers' Club still stands as the Great Hall. The homes around it went up from the late 1960s on, so slabs range from fifty years old to brand new. Older floors may have old sealers or paint that we grind off before coating.
Care between visits
Vacation homes sometimes sit closed for weeks. A coated floor does not need much while you are gone. Before you leave, squeegee out any standing water and sweep up grit so it does not get ground in on your next arrival. Wipe up oil or fuel drips from snowmobiles or boats when you see them. That simple routine keeps the topcoat looking new for years.
Year-round residents too
Sunriver grew from 1,393 residents in 2010 to 2,023 in 2020. More people now live here full time, and they use the garage every day through a long snowy winter. For them, durability and easy cleaning matter more than anything. A flake floor with a strong topcoat handles daily slush well.

Sunriver Questions
Can you coat my Sunriver garage while I am out of town?
Yes. We coordinate with you or your property manager for access, schedule around guest bookings, and send photos when the work is done. We also tell you when cars and gear can go back in.
Do I need association approval for a garage floor coating in Sunriver?
Floor coating is interior work. If you are also changing the garage door or anything on the outside of the house, check with the Sunriver owners' association before that part starts.
How does a coated floor handle all the snow?
A sealed, textured floor keeps meltwater on the surface where you can squeegee it out. Bare concrete absorbs it and can scale over time. Rinse the floor a few times through winter to keep the topcoat clean.
