Floors on the Road to Mt. Bachelor

Epoxy flooring in Seventh Mountain mostly comes down to one thing: gear. This small community sits on the west bank of the Deschutes River, on Century Drive, the stretch of the Cascade Lakes Scenic Byway that carries Bend traffic out to Mt. Bachelor. Skis, boards, bikes, wet boots and roof boxes all end up on a concrete floor here at some point. A sealed, textured floor is a lot easier to live with than bare concrete that soaks up every puddle.

What a gear floor has to handle

  • Meltwater. Snow on the car and on boots turns into puddles that sit on the slab for hours.
  • Sharp edges. Ski edges, bike pedals and dropped tools chip soft finishes.
  • Deicer. The roads between here and Bend get treated in icy weather, and that brine dries into a white film on bare concrete.
  • Sun. On summer days the door is open and the floor sits in strong high-elevation light.

For that mix we usually suggest an epoxy flake floor with a polyaspartic topcoat. The flake hides scuffs and grit, the texture helps with grip when the floor is wet, and the polyaspartic layer holds its color better in UV light than plain epoxy does.

Condos, shared buildings and storage rooms

The Seventh Mountain Resort has 21 lodging buildings with more than 200 condominiums. Shared buildings change how a floor job runs. Before we schedule, we ask: 1. Is the floor yours to change, or is it common area? 2. Does the association have rules on work hours, parking or noise? 3. Can the area be closed off while the coating cures?

If a storage room, gear locker or garage belongs to your unit, we can usually work around building rules with a clear schedule. If the space is shared, the association will need to approve the work, and we can give them a written scope that lists the prep, product and cure time.

Rental-ready floors

Many units in resort communities are rented to visitors. A coated floor in a gear room or garage wipes clean between guests and does not hold onto mud stains. A light flake color shows less dust, and a darker blend hides tire marks. We bring chip samples to the estimate so you can see them on your actual floor.

Care between seasons

A coated floor needs very little upkeep, but a ski-town garage benefits from a routine:

  • Squeegee meltwater out after storms instead of letting it dry on the floor
  • Rinse the floor in spring to clear dried road film and grit
  • Put a mat where boots come off and where skis are waxed or tuned
  • Wipe up wax drips and solvent spills before they sit for days

That is about it. The topcoat does the rest.

Timing around the ski season

Resin coatings need the slab warm enough to cure. Late spring through early fall is the easiest window. In colder months, an enclosed and heated space can still work, and we check the temperature on the day. If the forecast or the slab is wrong, we reschedule.

Seventh Mountain Questions

Will ski edges scratch an epoxy floor?

Any floor can scratch if a sharp edge is dragged across it. A flake floor hides small marks well, and a polyaspartic topcoat is harder to scuff than many basic epoxy finishes. We suggest a rubber mat where skis and boards are leaned or waxed.

Can you coat a storage room in a Seventh Mountain condo building?

If the space belongs to your unit and the association allows the work, yes. We will need access, a place to run our grinder with dust control, and a few days when the room can stay closed. We can send a written scope for the association to review first.

What finish suits a rental unit's garage?

Most owners choose a medium-tone flake blend with a textured topcoat. It hides dirt between cleanings, gives guests better footing on wet days and holds up to luggage and gear being dragged across it.
