Garage Floors Across Eagle Crest's Phases

Epoxy flooring in Eagle Crest depends a lot on which part of the resort you live in. Homes here went up in phases. Housing began in 1985 around the original resort, Ridge lots started selling in 1996, and a third phase northwest of Cline Butte has lots that were still selling from 2008 on. A garage slab poured in the late 1980s and one poured last year need different prep, and we price them differently.

Older slabs from the first phase

Garages in the earliest neighborhoods, such as Riverview Vista Estates and Fairway Vista Estates, can be more than 35 years old. Common things we find:

  • Old garage paint or a kit coating that is peeling at the tire lines
  • Cracks that were patched once and opened again
  • Oil stains that have soaked in deep

All of it gets ground off or cleaned out, and cracks get filled before coating. See our concrete crack and floor repair page for how we handle damaged areas.

Newer slabs on The Ridge and the west side

Newer garages are usually flat and sound, which is a good start. The catch is that builders often leave a sealer or curing compound on the surface. Coatings do not bond well to that layer, so we diamond grind it away first. On these floors the job usually moves fast and the finish choices are wide open.

Golf carts, clubs and bikes

Eagle Crest has three 18-hole golf courses and about 13 miles of paved paths, so many garages hold a golf cart alongside the cars. Cart tires carry in grass clippings, water and sand. A flake floor hides that grit, and a textured topcoat gives better footing when the floor is wet. If you charge a cart in the garage, we can keep the area around the charger clear and plan the layout so the cord does not sit on fresh coating.

Safer footing for 55-plus homes

The Falls, with 203 homesites for adults 55 and older, is one of the resort's neighborhoods. In those garages and in any home where someone wants surer footing, we focus on slip resistance. Options include a finer aggregate in the topcoat, a satin finish instead of high gloss, and a lighter flake color that makes the floor easier to see in low light.

Vacation homes and townhouses

Many properties here are second homes or rentals, and Creekside has 216 townhouses. If you are away during the job, we can arrange access with you ahead of time, send photos at each stage, and confirm when the floor is ready for cars. For homes with their own HOA rules, we work to the hours and parking limits they set.

Juniper country dust

The land around the resort is mostly western juniper woodland with sagebrush and bitterbrush on the ground. Fine dry soil and juniper litter blow into garages whenever the door is open. On bare concrete that dust settles into the pores and turns to a gray film. A sealed floor lets you sweep or blow it out the door in a minute.

Eagle Crest Questions

Can you coat my Eagle Crest garage while I'm out of town?

Yes, as long as we can arrange access and the HOA allows the work. We confirm the plan with you beforehand, send progress photos, and let you know the walk-on and park-on times so a property manager or neighbor can move the cars back in.

Is a coated garage floor slippery for older residents?

A smooth high-gloss floor can be slick when wet. We add texture with flake and a fine aggregate in the topcoat, and we can use a satin finish. Those choices give much better grip without making the floor hard to sweep.

Will a golf cart damage an epoxy floor?

A cured coating handles cart traffic well. Keep battery acid and charger leaks wiped up quickly, and put a mat under any battery service area. Grass and sand rinse off a flake floor easily.
