Coating Concrete in River Country

Epoxy flooring in Three Rivers South begins with one question we ask before anything else: how wet does this slab get? The Deschutes and Little Deschutes rivers join inside this community, and Oregon DEQ notes that across the La Pine and Sunriver area the seasonal high water table usually peaks after the spring snowmelt. A coating bonds to dry concrete. So on every floor here we test for moisture before we quote a system.

Why moisture comes first

Resin coatings fail most often from underneath. Water vapor rising through a slab can push against the coating and cause bubbles or peeling. DEQ describes the soils in this part of the county as porous and volcanic, and groundwater here drains slowly toward the two rivers. Every lot is different. Some garages sit high and dry, and others sit lower near the river corridors. We would rather find a damp slab at the estimate than a lifted coating in May.

What we check:

  • Surface moisture and vapor readings in a few spots, including near the door and the back wall
  • Dark rings, white powder (efflorescence) or flaking paint that point to water coming up
  • Cracks that might be letting water in from the edges
  • The slab temperature, which matters in a place sitting above 4,000 feet

If the readings are high, we talk through a moisture-tolerant primer or a different system before the base coat goes down. If the slab is dry, a standard garage floor coating is a strong fit.

A community that keeps growing

Three Rivers South grew from 2,445 people in 2000 to 3,925 in 2020. That means a mix of older places and newer builds on the same roads. Older slabs often have oil stains, patched cracks and a coat of garage paint that is starting to peel. Newer slabs tend to be smooth and sealed by the builder. Both get diamond ground so the coating can grab, and both get their cracks filled first. Our concrete crack and floor repair work is part of most jobs down here.

Floors for how people live out here

  • Garage floor coating for attached and detached garages that see snow, sand and pine needles all winter
  • Epoxy flake floors that hide the grit tracked in from gravel driveways and forest roads
  • Polyaspartic floor coating when you need the garage back fast, since it can go down in a wider temperature range than standard epoxy
  • Commercial and shop floor epoxy for outbuildings that hold trucks, sleds, boats or tools

Septic, wells and what sits in the garage

Many homes in this part of the county run on wells and septic systems, and DEQ's groundwater work here focuses on keeping those systems clear of the water table. That is one more reason we keep our own process clean. Grinding dust is collected with a vacuum, rinse water is kept to a minimum, and leftover resin is cured solid before it is thrown away. Nothing from the job gets washed onto the ground or into a drain.

The drive and the schedule

We come down U.S. 97 from Bend for estimates and installs. Because the trip is longer than an in-town job, we plan the prep, coating and topcoat days in a tight block and give you walk-on and park-on times for the product and the temperature that day. Call (541) 871-3858 or

What to Know in Three Rivers South

  • Two rivers meet here. The Deschutes and Little Deschutes rivers join within the community. The Little Deschutes runs through the east side and the Deschutes through the west side.
  • Snowmelt raises the water table. Oregon DEQ says the seasonal high water table in the La Pine and Sunriver area is typically reached after spring snowmelt, in porous volcanic soil where groundwater moves slowly toward the rivers.
  • High and growing. The community sits at 4,187 feet and grew from 2,445 residents in 2000 to 3,925 at the 2020 census, with 1,575 housing units counted back in 2000.

Three Rivers South Questions

My Three Rivers South garage floor looks damp in spring. Can it still be coated?

Often, yes, but we need to know why it is damp. We take moisture readings at the estimate. If water vapor is coming up through the slab, we recommend a moisture-tolerant primer or tell you plainly that coating is not a good idea until the source is fixed. A spring snowmelt period is a good time for us to look, because it shows the floor at its wettest.

Is it too cold to coat a garage at this elevation?

It can be on some days. At over 4,000 feet, nights stay cold well into spring. We check slab and air temperature on install day. Polyaspartic topcoats work across a wider range than standard epoxy, and we can heat a closed garage when needed. If conditions are wrong, we move the date.

Do you coat detached shops and outbuildings?

Yes. Detached shops and pole-building slabs get the same grinding, crack repair and coating steps as a garage. For heavy equipment or workbench areas we usually suggest a thicker build and a textured topcoat.
